CONSTRUCTION REQUIREMENTS

 

 Footing Specifications

Any structure or accessory building over 200 sq.ft. must be on a permanent foundation.  A typical footing for a detached structure would be 8" x 16" set 24" below grade or 32" below grade for attached structures. 

 Truss Specifications

Engineered truss specs are required for any construction project requiring roofing. 

 Site Plan

A detailed site plan is required with all building and zoning applications.  The plan should show all existing and proposed structures on the property and measurements from property lines.

Seback Requirements

Regulations for building placement and size, area, height, bulk and placement regulations vary for different zoning districts.  To determine a zoning district, call the Zoning Administrator at (231)843-2956.

Decks Terraces, steps, uncovered and open covered porches and similar features must meet the requirements of decks.  Covered structures have the same setback requirements as the principal dwelling.

Fences

The term fence shall include walls and/or similar structures or hedges.  Fences require a Zoning Permit and a Site Plan.  There are no permit fees.

Accessory Buildings

Accessory buildings include attached and detached garages and storage buildings (over 200 sq.ft.).  No accessory building may be built upon any lot in single ownership on which there is no principal building.  No accessory building shall be in any required front yard.

Demolition Requirements

Prior to commencement of demolition of any structure, a building permit must be secured and demolition requirements met.  No accessory building can remain on the proprety if the principal dwelling is demolished.

Moving Requirements

Prior to commencement of a moving project, a Moving Application must be submitted.  Moving requirements mus be met.  Any additional services or time provided by the City of Ludington Public Works or Ludington Police Department will be billed accordingly.
